How can I submit an application to rent one of your properties?
You must be at least 18 years old to submit an application. A fee of sixty-one dollars is also necessary to submit your application as well. A packet will be given to you that goes over the rental criteria, the cost of rent, and what is needed from you once you become a tenant.
Is it possible to apply for a property that I haven't viewed?
No, you need to send an application for a viewed property. Otherwise, we will deny your application while retaining the application fee. We understand that you may not have time to view the property. In this case, you could arrange for a friend or family member to view the property on your behalf.
It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.
How can I visit a property?
Call the number 360-898-7368 or send an email to elitepmsllc@gmail.com to schedule a viewing. After receiving a request, we'll quickly organize a property viewing. Our goal is to make sure you'll find your dream home.
Do I have to sign a lease?
Yes, you have to sign a lease online or offline by appointment. The majority of our properties come with a 12-month lease. It states the responsibilities of both sides covering the whole tenancy period.
What is your security deposit policy?
A security deposit equates to one month’s rent. You need to pay the full amount before moving into your place or make arrangements to do so.
How do the rent payments work?
Your rent is due on the first day of every month. However, our team offers various convenient payment options for tenants, such as an online portal, direct deposit, and checks, making it easier to pay rent on time. Our payment options include:
- Pay online. Use Tenant Login to view your account balance as well.
- Mail the rent directly to our office. Don't forget to indicate your address and unit number on the money order memo. It must be at the office by the 5th of every month.
- Pay with cash or check in person at our office in Shelton.
What could I do to waive the late rent fees?
We aren't able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws.
What happens if I can't pay the rent on time?
Immediately call our office. Failing to contact could lead to an eviction.
Am I allowed to have a roommate?
Yes, but every roommate needs to get approval. You can do this using a rental application form. Once your roommate fills out their form and pays the application fee, they will have to wait for their screening results. Skipping any of these steps violates the lease and could lead to termination.
What's the pet policy?
The pet policy depends on the terms in each specific lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.
Can I change the locks?
No, you would violate the lease agreement terms. It's possible to install new locks, but you have to write a request first. Wish to add extra locks? You must bear the associated costs. Our approved contractors need to conduct the work.
Do I need renters’ insurance?
Yes, all the tenants need to have renters’ insurance. You must provide a renters insurance to the office.
